Waterfront Property
Lazy River Village is a 55+ community of 356 homes on the Myakka River in Sarasota County, Florida. Most of the homes in Lazy River are on the water or have water views. More than 100 homes have private docks. Owners can also rent slips in the 38-dock Lazy River marina. Additionally, we have a storage yard for boats, trailers and RVs, and two canoe/kayak racks. Naturally, we have a very active boat club. As you can see, we are a water-oriented community!
Designated Pet Areas
There are two designated pet areas in Lazy River Village and a limit of two dogs per home. Dogs may be subject to breed restrictions. Warm Mineral Springs, North Port: This famous natural spring maintains 85 degrees year-round and contains an estimated 51 minerals – one of the highest mineral contents of any natural springs in the United States. “CoolToday Park”, North Port: The Atlanta Braves’ new spring training facility: This new stadium hosts not only official Atlanta Braves spring training, but also a weekly farmer’s market, has an accessible year-round restaurant, and hosts many special events throughout the year.
Siesta Key Beach: Voted 2020’s Number One beach in America as well as 2020’s fifth highest rated beach in the world by “TripAdviser”, Siesta Key is only 40 minutes away. Just picture acres of fine white sand against the beautiful blue-green waters of the Gulf of Mexico. Aah, life is good!

The Legacy Trail, Venice: A “Rails-to-Trails” bike/pedestrian path is centered today on the Old Venice Railway Station and runs north for about 15 miles. It is scheduled to be extended to North Port in 2020.

Opportunities for Community Involvement
Lazy River homeowners and renters have many opportunities to participate in a wide variety of volunteer activities to maintain and improve the quality of life here in the Village. We have a large and active beautification committee that selects and completes projects to improve our grounds and organizes holiday decorations. Our residents’ ECHO (Everyone Can Help Others) Committee helps residents in need with transportation, shopping, visitation, and light housekeeping. These are just a few examples of the caring nature of our community.
Management and Board of Directors
Lazy River Village has full-time professional staff and an elected seven-member Board of Directors who serve two-year terms. All owners (shareholders) are entitled to one vote per household. Owners running for the Board may submit an outline of their reasons for wanting to serve along with their resume. A full budget, including a reserve fund, is presented prior to the Annual Meeting in early February. Financial reviews are carried out annually and a full audit is performed as deemed necessary by the membership. Lazy River Village, Inc. has no debt. Major capital projects require a vote by owners.
Home Ownership
Each homeowner has a proprietary lease and membership certificate granting rights to the common areas of Lazy River Village. When you purchase a home, you are also purchasing a share in the cooperative. Real estate taxes are paid by each homeowner. Permanent residents may qualify for a homestead exemption.
TV and Internet Service
Lazy River Village contracts with a major telecommunications provider to give owners and renters two fiber-optic cable television outlets and high speed wi-fi service. These services are covered by your HOA (Homeowners Association) fees. Wi-fi is also available in our clubhouse.
Maintenance Fee
The monthly maintenance fee of $216 includes lawn care, maintenance of all common areas, full use of all amenities, wi-fi in the clubhouse, and two cable television connections and home wi-fi.
Landscaping and Lawn Maintenance
Your lawn is cut, edged, and line trimmed for you as part of your maintenance fee. Owners are responsible for keeping planter beds weed-free and trees trimmed.
